According to Official Guinness Records,

The smallest professional theatre has a maximum capacity of 8 seats and is the is the Kremlhoftheater in Villach, Austria. It is run by VADA and kärnöl (both Austria) and has regular performances since 12 January 2010.
The theatre offers plays, opera and ballet.
